Most Fremont water heaters sit in the garage, and most fail the same way: a slow leak from the bottom of a tank that is 10 to 15 years old. If yours is leaking, shut off the cold-water valve on top and call us. We stock common sizes and can often swap a tank the same day.
Repair or replace?
Pilot, thermocouple, gas valve and thermostat problems can often be repaired. A leaking tank cannot. If your water heater is over 10 years old and needs a costly part, replacement is usually the better use of your money.
- No hot water or the pilot keeps going out: often repairable
- Hot water runs out quickly: sediment or a failed dip tube
- Rumbling or popping: sediment buildup
- Rusty water or water on the floor: usually time to replace
Planning for the 2027 rule
The Bay Area Air District requires water heaters under 75,000 BTU manufactured from January 1, 2027 to be zero-NOx. Gas tanks already in homes can be used and repaired. If yours is near the end of its life, a heat pump water heater can cut water heating energy use substantially and avoid a rushed decision later. Read our explainer on the Bay Area appliance rules.
Heat pump water heaters need a 240-volt circuit in most cases, or a 120-volt plug-in model where the panel is full. Many Fremont garages have the space they need.
Code items we always include
- City of Fremont plumbing permit
- Two seismic straps, required in California
- Thermal expansion tank where required
- Proper venting, gas flex line and sediment trap
- Haul-away of the old tank
